One of the biggest myths I hear from buyers is, “I need 20% down before I can buy a house.”

For many buyers, that simply is not true.

Depending on your income, credit, military eligibility, mortgage program, and the property you are buying, you may be able to purchase a home in Clifton or another part of North Jersey with a small down payment. Some qualified buyers may even have access to financing that requires no down payment.

New Jersey also has programs that can provide qualified buyers with thousands of dollars toward their down payment and closing costs.

The key is knowing which programs can work together.

I have been working in North Jersey real estate for more than 15 years. I also bought my first two properties when I was only 20 years old. One thing I have learned is that many people wait years longer than necessary because they assume they do not have enough money to buy.

Can You Really Buy a House in Clifton, NJ With No Money Down?

Yes, some buyers can qualify for a mortgage that requires no down payment.

But there is an important difference between no down payment and no money needed at all.

You may still have expenses such as:

• Appraisal costs
• Homeowners insurance
• Prepaid taxes
• Lender costs
• Title expenses
• Moving expenses
• Required cash reserves in some situations

The goal should not simply be to put the least amount of money down.

The goal is to structure the purchase properly so you can buy the home without draining your savings.

That is where down payment assistance, low-down-payment mortgages, seller concessions, and smart negotiations can make a major difference.

New Jersey Down Payment Assistance Can Provide Up to $22,000

This is one of the first programs I want New Jersey first-time buyers to understand.

The New Jersey Housing and Mortgage Finance Agency, commonly called NJHMFA, currently offers qualified first-time homebuyers up to $15,000 in down payment and closing cost assistance, depending on the county where the property is located.

The assistance is structured as an interest-free, five-year forgivable second loan with no monthly payment. The program must be combined with an eligible NJHMFA first mortgage, and income, purchase price, occupancy, and other requirements apply.

What Does "First-Time Homebuyer" Mean in New Jersey?

You may qualify as a first-time homebuyer even if you owned a home years ago.

NJHMFA generally considers you a first-time buyer if you have not owned a home during the previous three years.

That surprises a lot of people.

There are also certain Urban Target Areas where the first-time buyer requirement can be waived, although other eligibility requirements still apply.

This is why I do not like buyers disqualifying themselves before speaking with the right mortgage professional.

Let the lender determine what you qualify for.

First-Generation Buyers May Get Even More Assistance

New Jersey has another opportunity that many buyers still do not know about.

Qualified first-generation homebuyers may receive an additional $7,000 through NJHMFA.

When combined with the regular NJHMFA Down Payment Assistance Program, total assistance can currently reach approximately $17,000 to $22,000, depending on the property and program qualifications.

A first-generation buyer generally must meet the program's definition regarding their parents' or guardians' homeownership history, or qualify through certain foster-care provisions.

This is not free money for everybody.

There are income limits, purchase-price limits, mortgage requirements, and other guidelines.

But for someone who qualifies, it can completely change the conversation about how much cash is needed to purchase a home.

FHA Loans Can Require Just 3.5% Down

FHA financing continues to be one of the most common options for buyers who do not have a large down payment.

HUD states that an FHA mortgage can allow a down payment as low as 3.5% of the purchase price, subject to borrower and property qualifications. FHA financing can also be used on qualifying one-to-four-unit properties.

For example, imagine purchasing a $500,000 home.

A 20% down payment would be:

$100,000.

A 3.5% down payment would be:

$17,500.

That is a huge difference.

Now imagine qualifying for down payment assistance on top of a low-down-payment mortgage.

That is why buyers should look at the complete financing strategy instead of focusing only on the home's purchase price.

Conventional Mortgages Can Start Around 3% Down

FHA is not your only low-down-payment option.

Certain conventional mortgage programs can offer financing with as little as 3% down for eligible borrowers.

Fannie Mae's HomeReady program offers down payments as low as 3% and allows eligible borrowers to use several funding sources, including gifts and grants. Freddie Mac's Home Possible program also provides qualified borrowers with down payments as low as 3%.

Conventional financing may make sense for some buyers because mortgage insurance works differently than FHA financing.

But there is no universal answer.

The right loan depends on your:

• Income
• Credit profile
• Debt
• Available savings
• Property type
• Purchase price
• Long-term plans

This is why I encourage buyers to compare loan programs rather than simply asking, “What is today's interest rate?”

The lowest interest rate does not automatically mean the best overall financing strategy.

VA Buyers May Be Able to Purchase With No Down Payment

If you are an eligible Veteran, active-duty service member, or other qualified VA borrower, your VA home loan benefit can be extremely powerful.

VA-backed purchase loans can allow qualified borrowers to finance a home without a down payment, provided program requirements are met. Situations involving the appraised value or remaining VA entitlement can affect the amount required.

If you have VA eligibility, do not assume conventional or FHA financing is your only option.

Have a lender compare them.

A VA loan may dramatically reduce the amount of money you need upfront.

USDA Loans Can Offer 100% Financing in Eligible Areas

USDA financing is another true zero-down-payment option for qualified buyers.

The USDA Single Family Housing Guaranteed Loan Program allows eligible low- and moderate-income buyers to obtain up to 100% financing on qualifying homes located in eligible rural areas.

The important word is eligible.

USDA loans have geographic and household-income requirements.

That means you should not assume a home qualifies just because it is located outside a major city.

Clifton itself should not automatically be treated as USDA eligible. However, buyers willing to expand their search into other parts of North Jersey or surrounding areas should ask their lender to check USDA property eligibility.

Sometimes changing the search area slightly can open another financing option.

Seller Concessions Can Reduce the Cash You Need at Closing

Down payment assistance is only one side of the strategy.

The purchase contract matters too.

A seller concession occurs when the seller agrees to contribute toward certain buyer expenses.

Depending on the mortgage program, contract, appraisal, and lender guidelines, concessions may help cover eligible expenses such as closing costs, lender charges, title-related costs, taxes, or other approved expenses.

For example, suppose you have enough money for your required down payment but closing costs are creating the problem.

Instead of automatically lowering your offer, there may be situations where negotiating a seller contribution toward closing costs makes more sense.

Every transaction is different.

In a multiple-offer situation, asking for a large concession could weaken your offer.

On a property that has been sitting on the market longer, the conversation may be completely different.

That is why the real estate strategy and financing strategy need to work together.

Combining Programs Is Where the Strategy Gets Interesting

This is where many buyers begin to see what is actually possible.

You may not need one program that solves everything.

Instead, your purchase might combine several tools.

For example:

• Low-down-payment mortgage
• NJHMFA assistance
• First-generation assistance if eligible
• Gift funds if permitted
• Seller concessions
• Lender credits
• Strategic offer terms

Imagine a buyer who thought they needed $60,000 or $70,000 before they could even start looking at houses.

After reviewing the available financing programs, their actual required cash could look completely different.

That does not mean every buyer should put down the minimum.

Sometimes putting additional money down is the better financial decision.

But you should know your options before making that decision.

How Much Money Should You Have Before Buying a House?

There is no single number.

Your lender needs to evaluate your financial situation.

However, I recommend thinking about more than just the down payment.

You should consider money for:

• Earnest money deposit
• Inspections
• Appraisal
• Attorney expenses
• Closing costs
• Moving expenses
• Immediate repairs
• Furniture and appliances
• Emergency savings after closing

I would rather see a buyer purchase intelligently and still have money in the bank than put every dollar they have into the house.

Owning a home is the beginning.

You still need financial breathing room after you get the keys.

Should You Wait Until You Have 20% Down?

Not necessarily.

Putting 20% down has benefits.

It can reduce your loan amount and may eliminate certain mortgage insurance requirements.

But waiting years solely to reach 20% could also mean watching home prices change while continuing to rent.

Freddie Mac notes that some mortgage programs allow down payments as low as 3%, even though many consumers still believe they need 20%.

The better question is:

Does buying now make financial sense for your particular situation?

That answer depends on your income, monthly payment, savings, credit, lifestyle, and how long you expect to stay in the property.

Do You Need Perfect Credit to Buy a House?

No.

Perfect credit is not required.

But your credit matters.

It can affect:

• Mortgage eligibility
• Interest rate
• Mortgage insurance
• Required down payment
• Monthly payment
• Available loan programs

If your credit is not where you want it to be, that does not automatically mean you should wait another two years.

Talk to a knowledgeable lender first.

Sometimes a buyer needs months of preparation.

Other times the issue they thought would prevent them from buying is something a lender can work with.

Get the facts before making the decision.

Buying a Multi-Family Home Can Be Another Path to Homeownership

North Jersey gives buyers another opportunity that is not available everywhere.

We have a large supply of two-family, three-family, and four-family homes, particularly in areas such as Paterson, Passaic, Clifton, and surrounding communities.

Certain mortgage programs allow owner-occupants to purchase qualifying multi-family properties.

Instead of buying a single-family home and paying the entire mortgage yourself, rental income from the additional unit or units may help offset housing costs.

This strategy is not right for everyone.

You are becoming a homeowner and a landlord.

You need to understand leases, maintenance, tenant issues, insurance, local regulations, and operating expenses.

But for the right buyer, a multi-family property can provide a very different path into real estate ownership.

Ask specifically about:

Step 2: Establish a Comfortable Monthly Payment

There is a difference between what a lender says you can borrow and what you personally feel comfortable paying.

Factor in:

• Principal and interest
• Property taxes
• Homeowners insurance
• Mortgage insurance
• Utilities
• Maintenance

Your goal is not simply to get approved.

Your goal is to stay comfortable after you become a homeowner.

Step 3: Choose the Right North Jersey Market

A budget that feels tight in one town may provide significantly more options in another.

Possibly.

It depends on the purchase price, mortgage program, assistance programs, seller concessions, your financial profile, and other closing expenses.

Do not assume $10,000 is either enough or not enough without running the numbers.

Can NJHMFA Pay My Entire Down Payment?

It may cover some or potentially all of a required down payment depending on the mortgage, assistance amount, property, closing costs, and your qualifications.

The program currently provides qualified buyers with up to $15,000 in standard assistance, with qualified first-generation buyers potentially receiving additional assistance.

Your lender must determine exactly how the funds can be applied.
