The honest answer is that your home price is only part of the calculation. Your income, monthly debts, down payment, interest rate, property taxes, insurance and loan program all affect what you can comfortably afford.

That last word matters: comfortably.

A lender may approve you for a certain amount, but that does not mean you should spend every dollar of your approval.

Your affordable price range depends on the total monthly housing payment you can handle after paying your other obligations and normal living expenses.

The Consumer Financial Protection Bureau recommends starting with a target monthly housing budget, estimating property taxes and insurance, and then determining how much remains for principal and interest.

This is especially important in New Jersey. Two homes with the same purchase price can have very different monthly payments because property tax bills vary by municipality and property. The New Jersey Division of Taxation publishes separate tax-rate and residential-tax statistics for municipalities across the state.

A $500,000 house in one North Jersey town may cost hundreds of dollars more per month than a $500,000 house in another town.

What Is the Monthly Payment on a New Jersey Home in 2026?

Freddie Mac reported that the average 30-year fixed mortgage rate was 6.67% on August 13, 2026. Mortgage rates can change daily, and your actual rate will depend on your credit, loan type, down payment and lender.

Using a 36% total debt-to-income ratio and assuming no other monthly debts, a buyer may need approximately $118,000 in annual gross household income.

Estimated Payment on a $500,000 Home

A 5% down payment would equal $25,000. The estimated loan amount would be $475,000.

The estimated principal and interest payment would be approximately $3,056 per month.

After adding an estimated $917 for property taxes, $175 for homeowners insurance and $238 for mortgage insurance, the total estimated payment would be around $4,386 per month.

Using a 36% total debt-to-income ratio and assuming no other debts, a buyer may need approximately $146,000 in annual gross household income.

Estimated Payment on a $600,000 Home

A 5% down payment would equal $30,000. The estimated loan amount would be $570,000.

The estimated principal and interest payment would be approximately $3,667 per month.

After adding an estimated $1,083 for property taxes, $200 for homeowners insurance and $285 for mortgage insurance, the total estimated payment would be around $5,235 per month.

Using a 36% total debt-to-income ratio and assuming no other debts, a buyer may need approximately $175,000 in annual gross household income.

Estimated Payment on a $700,000 Home

A 5% down payment would equal $35,000. The estimated loan amount would be $665,000.

The estimated principal and interest payment would be approximately $4,278 per month.

After adding an estimated $1,250 for property taxes, $225 for homeowners insurance and $333 for mortgage insurance, the total estimated payment would be around $6,086 per month.

Using a 36% total debt-to-income ratio and assuming no other debts, a buyer may need approximately $203,000 in annual gross household income.

Your actual numbers could be higher or lower. Property taxes, homeowners insurance and mortgage insurance can change the payment significantly.

How Do Lenders Calculate How Much Mortgage You Can Afford?

Lenders review your full financial profile. They do not look at income alone.

They may consider:

What Is a Debt-to-Income Ratio?

Your debt-to-income ratio, commonly called DTI, is the percentage of your gross monthly income used to pay monthly debts.

The Consumer Financial Protection Bureau defines DTI as your total monthly debt payments divided by your gross monthly income.

For example, imagine you earn $10,000 per month before taxes.

Your total DTI would be 40%.

Fannie Mae states that the maximum total DTI for many manually underwritten loans is 36%. It may increase to 45% when certain credit and reserve requirements are met. Loans processed through Fannie Mae’s automated underwriting system may allow a maximum DTI of up to 50%. These are qualification limits, not recommended personal spending targets.

Loan programs and lenders have different requirements. A higher DTI does not guarantee approval, and a lower DTI does not automatically guarantee approval.

Why Monthly Debt Can Reduce Your Buying Power

Monthly debt can make a bigger difference than many first-time buyers expect.

At a 36% DTI guideline, an additional $500 monthly debt payment could require roughly $16,667 more in annual gross income to qualify for the same housing payment.

That is why paying down a car loan, reducing credit card balances or correcting credit-report errors may improve your mortgage options.

HUD states that an FHA down payment can be as low as 3.5% of the purchase price for qualified borrowers. FHA financing may be available for properties with one to four units.

Can New Jersey First-Time Buyer Assistance Help?

The New Jersey Housing and Mortgage Finance Agency offers programs that may help qualified buyers with down payment and closing costs.

NJHMFA’s statewide Down Payment Assistance Program may provide qualified first-time buyers with up to $15,000, based on the county where the property is located. The assistance is structured as an interest-free, five-year forgivable second loan with no monthly payment.

NJHMFA also promotes First Generation assistance of up to $22,000 for buyers who meet that program’s eligibility requirements.

These programs have income limits, purchase-price limits, occupancy requirements and lender requirements. Availability and program terms can change.

Assistance can reduce the amount of cash you need at closing, but it does not automatically increase the monthly payment you can comfortably afford.

Should You Use the Maximum Mortgage Approval?

Not always.

A preapproval tells you what a lender may be willing to lend. Your personal budget tells you what you should spend.

Before selecting your maximum price, consider:
