During probate, the home can’t be officially sold until the court gives approval. That said, steps like valuation, marketing, or even listing (with a probate disclosure) can begin in some cases.

Expect a timeline of 6–12 months, depending on the complexity of the estate and the responsiveness of involved parties. Here’s a simplified version of what usually happens:
File the will with the county surrogate’s office (or open an estate if there’s no will)

Distribute assets to heirs after court approval
If the home needs to be sold, it must usually be appraised and sold at fair market value—especially if other heirs are involved or creditors need to be paid.
