Many homeowners are unaware that mismanagement during this final stage may result in penalties, canceled transactions, or the forfeiture of relocation funds.

Upon the lender's approval of the sale, it indicates their acceptance of the buyer's offer; however, it is now your responsibility to adhere to all stipulated terms.

The following guidelines outline the essential actions to take and avoid to ensure the protection of your transaction and maintain good standing after receiving approval for your short sale:
✅ **DO: Adhere to Move-Out Dates**
Upon receiving approval, there will typically be a specified closing date and move-out deadline. It is imperative to comply with these timelines, as lenders and buyers operate under strict schedules.
📦 It is advisable to pack in advance, arrange for moving services, and remain ahead of schedule to prevent any complications during the closing process.
❌ **DON’T: Utilize Your Relocation Assistance Prior to Closing**
Certain short sales may offer relocation assistance, which is a financial incentive provided by the bank to facilitate your move. However, it is important to note that these funds are generally disbursed after the closing has been finalized.
💡 **Tip:** Refrain from utilizing these funds until they are deposited into your account and all terms are verified. Spending the funds prematurely could result in complications should the transaction undergo any changes.
✅ DO: Deliver the Property in Excellent Condition
Lenders anticipate that the property will be returned in a clean and orderly state, specifically:
- All trash must be removed
- No damage should remain
- Utilities must remain active until the closing date
❌ DO NOT: Undermine the Transaction at the Last Minute
